When a buyer comes to make an offer on your home there are many parts to the transaction from the formal writing of the contract to the closing table:

Draft and define disclosures
Closing Instructions and preparations ensure receipt of earnest money.
Tracking of Transaction dates for Inspections, title, Governing Documents, Survey, Appraisal, Loan Commitment, Insurance.
Work with negotiations of Inspection and Due Diligence of the inspection.
Consulting with Attorneys
Set closing and get the transaction closed.
The time involved with these options will vary tremendously from transaction to transaction. The liability remains the same and we are insured with Errors and Omissions Insurance for this liability when the law is active in the transaction. (seller is responsible for buying broker commission typically 2.8% of sale price)
Full / Limited Package Option does include a rebate if property is closed in 30 / 60 / 90 days.
