WE WILL offer to arrange for a pre-qualification or pre-approval appointment with a qualified lender or via my online pre-qualification form to identify your range of affordability and to increase your negotiating strength.

6 - ESTIMATE OF FUNDS REQUIRED

WE WILL arrange with your lender to provide you with a preliminary estimate of closing costs and down payment requirements anticipated in the transaction.

WE WILL present your property-search criteria to my Coldwell Banker sales team. Our goal is to present you, when possible, with properties before they appear or as they debut on the open market.

WE WILL show you properties that meet the purchase criteria you have selected.

Upon request, WE WILL provide you with a copy of our exclusive monthly Buyer's Guide pictorial magazine featuring every Coldwell Banker listed property.

10 - HOME FACTS

Upon request, WE WILL demonstrate our interactive telephone communications technology on Coldwell Banker listed properties for your consideration.

11 - INTERNET

Upon request, WE WILL provide you with the Coldwell Banker World Wide Web site address for you to view color photos and descriptions of any Coldwell Banker listed property on the Internet.

12 - APPRAISAL CONTINGENCY

WE WILL explain to you the option of an appraisal contingency.

13 - HOME WARRANTY

Upon request, WE WILL explain to you the option of a home warranty plan to reduce your risk of repair when purchasing property.

14 - OFFER PREPARATION

WE WILL prepare a written offer on the property you choose to purchase with terms approved by you.

15 - OFFER PRESENTATION

WE WILL endeavor to present your purchase offer directly to the listing agent, in a quick and expedient manner.

16 - PROPERTY DISCLOSURE

WE WILL review with you all inspection reports, disclosures and other available documents pertaining to the condition of the property.

17 - PROFESSIONAL INSPECTIONS

WE WILL recommend that you obtain appropriate professional inspections of the property and its appurtenances, and facilitate arrangements as requested.

18 - PROFESSIONAL INSPECTION AND SELLER DISCLOSURE REMEDIES

WE WILL assist you should you request the seller to remedy items you specify after you review the seller disclosures and the professional inspection report as your purchase contract specifies.

19 - TRANSACTION COORDINATION

WE WILL monitor and keep you informed of the progress of the transaction through closing.

Upon request, WE WILL arrange for an inspection of the property before closing, if one is provided for in the purchase contract. WE WILL assist you in dealing with any issues identified during the inspection.
